  • Situation
    The land is located on the edge of the village of Timberland, in the North Kesteven District and parish of Timberland. Timberland has limited local facilities, including the Penny Farthing public house, a Church and village green. The land is located 6.3 miles west of the larger spa town of Woodhall Spa, which has a greater range of facilities, including schools, shops, restaurants, and cinema, 12 miles north of the market town of Sleaford, and 15.7 miles southeast of the Cathedral City of Lincoln.
  • Soil Type and Land Classification
    The land is classified by the Former MAFF Land Classification Maps of England as being Grade 3 agricultural land. The actual soil type is further described by the Soil Survey of England and Wales, as being part of the Beccles 1 Association of Soils, which is characterised as being slowly permeable fine loamy over clayey soils, suitable for growing winter cereals, potatoes on its best parts and grassland.
  • Services
    Lot 1 contains no mains services. Lots 2, 3 and 4 have the benefit of mains water supplies leading to field troughs, but no mains electricity services.

  • Countryside Stewardship
    Lots 1, 2 & 3 are entered into an HLS scheme with Natural England, which ends 31st October 2028. Lot 4 is not within the stewardship agreement and has been used as silage grass.
  • Scheduled monument
    On the edge of Lots 1 and 3, on the banks of the Roman Car Dyke, it is a designated scheduled monument (1004926), under the Ancient Monuments and Archaeological Areas Act 1979. Highlighted in lined Blue, on the adjacent plan. No payments are received, and the monument relates to the historic Roman workings as part of the Car Dyke navigation channel.
  • Wayleaves, Easements & Rights of Way
    The land is sold subject to and with the benefit of all existing rights including Rights of Way either public or private, Light Support, Drainage, Water and Electricity supplies and all other rights, easements, quasi agreements, and all wayleaves, whether referred to or not in these particulars. There is an Anglian Water foul sewers pipe crossing the grass fields in lots 3 and 4.
  • Minerals, Timber & Sporting Rights
    The mineral, timber and sporting rights are in the sale of the freehold interest, so far as the Vendor owns them.
  • Tenantright
    The vendors reserve the right to claim for Tenantright in addition to the purchase price. But there will be no counterclaim whatsoever for any dilapidations.

  • Method of Sale

The extended Higher-Tier Countryside Stewardship runs for 5 years from 1st January 2023 to 31st October 2028. The options are parcel based, not rotational options.
