Description

Introduction

Will Barker & Co are pleased to be able to offer the opportunity to purchase 44.79ha (110.68 Acres) or thereabouts of gently rolling and productive arable land near the village of Scamblesby. The land is accessed from the A153 Scamblesby Hill, Louth. The land is available for sale as a whole or in two lots.

Soil Type

The land is classified by the Former MAFF Land Classification Maps of England being Grade 2 agricultural land. The actual soil type is described by the Soil Survey of England and Wales, as being part of the Arrow Series which is categorised as deep and permeable loamy soils. This land is capable of growing cereals, field vegetables and potatoes.

Woodland

Set within the land are approximately 4 acres of mature mixed woodland.

Stewardship Scheme

The land is in a Countryside Stewardship Mid Tier Agreement, with both fields claimed as AB15, being a two year Legume Fallow, with Turnpike also having 1ha of AB9 Winter Bird Food. The agreement expires at the end of December 2026 but after 15th August the AB15 can be destroyed and returned to arable production. The AB9 must remain until 31st December 2026.

Accesses/Gateways

The land benefits from three separate gateways from the A153.

AONB

The land is located within the Lincolnshire Wolds Area of Outstanding Natural Beauty.

Tenantright

The vendors nor their outgoing tenant will make any claims for Tenantright nor Routine Improvements in addition to the purchase price. Similarly, there will be no counterclaim for any dilapidations.

Services

There are no mains utility services connected to the field.

Wayleaves, Easements & Rights of Way

The land is sold subject to and with the benefit of all existing rights including Rights of Way either public or private, Light Support, Drainage, Water and Electricity supplies and all other rights, easements, quasi agreements, and all wayleaves, whether referred to or not in these particulars. There is a public bridleway that crosses the land, as shown on the plan in green.

Neighbour’s Right of Access

The neighbouring farmer has the benefit of a 1m wide, right of access along the eastern boundary of lot 1 – as identified in yellow on the plan. The owner must permit the licensee and licensee’s duly authorised invitees to pass and repass on foot and with horses. Although the Right exists it has not been used in the vendor’s memory.

Irrigation Abstraction Licence

The abstraction licence on the land has now lapsed, historically there was an NRA Licence to Abstract Water (4/30/10/G/131) for 4,546m3 in each year from 1st March to 30th September.

Land Drainage

The land is well drained but there are no “As Laid” land drainage maps. The vendors are able to walk through the locations of field drains and their outfalls as the drain locations are known.

Scheduled Monument – Lincolnshire Long Barrow

Part of the land (45m by 30m) has recently been designated as a Scheduled Monument [Case Number: 1490984]. Long barrows and chambered tombs are the main forms of Neolithic funerary monument, constructed from before 3800 BC with new monuments continuing to be built throughout the 4th millennium BC.

Method of Sale

The freehold interest to the property is being offered for sale by Private Treaty.

Sporting Rights

The sporting rights are included in the sale of the freehold.
