Location & Situation

The vendors are willing to accept a subject to planning sale, or an option to purchase once the buyer has obtained their own better permission.

Subject to Grant of Planning Permission

The vendors will accept offers on a subject to Planning basis as long as the buyer’s planning application is:
1) Approved by the joint Vendors prior to being submitted.
2) Submitted within 3 months of an offer being accepted.
3) For no greater than 7 dwellings.

Access and future farm access

The farmyards have a shared drive from the public highway. The access services both sides of the farmyard and the farmland to the rear. The layout of any new development scheme will need to accommodate an access to the retained farmland owned by both vendors.

Conditions of Sale/Covenants

To protect the value of the vendor’s retained farmland. They will enforce a covenant on the sale to ensure that no noisy, nor offensive businesses are conducted from any of the properties.

Fencing Obligation

The purchaser shall erect, and thereafter maintain, a suitable fence.

Services

The site no longer has mains water, nor an electricity supply and purchasers will need to reconnect these utilities.
