THE LETTING & BACKGROUND
The Farm has been farmed in hand by the Sardeson Family for over 60 years, developing into a highly productive commercial arable enterprise. Park Farm has two distinct soil types and as such is offered to let either as a whole or in two lots on a new Farm Business Tenancy for an initial term of 5 years to commence on the signing of the Tenancy Agreement.
SITUATION
Park Farm occupies two distinct locations in South Lincolnshire. Lot 1 lies around the village of Ewerby, approximately 4.4 miles north-east of Sleaford, 16 miles west of Boston and 22 miles south-east of Lincoln. Lot 2 is situated at Littleworth Drove, Heckington Fen, providing a productive irrigated fenland block with excellent access to the surrounding road network and agricultural markets.
THE TENDERED RENT
The tendered rents offered by the successful tenderer(s) will become the annual rent and will be payable half yearly in advance. The first rent instalment will be payable upon entry and thereafter on 6th April and 11th October in each year of the tenancy agreement.
LOTTING
Lot 1 extends to 655.39 acres and includes the principal grain storage complex and operational farmstead.
Lot 2 extends to 167.23 acres and comprises irrigated land, an irrigation reservoir and established miscanthus.
TO LET BY INFORMAL TENDER
Tenders should be submitted on the attached Tender Form on or before the Tender Date in an envelope clearly marked “Ewerby Tender” in the top left-hand corner and either posted or delivered to the Agent’s Sleaford Office. Tenderer’s attention is drawn to the notes and guidance given at the bottom of the Tender Form.
Tender Date: Friday 10th July 2026 no later than 12 noon.
THE LAND
All the land is classified by the Former Ministry of Agriculture Fisheries and Food Land Classification Maps of England and Wales as being predominantly Grade III, with half of lot 2 being Grade II land. The soils in Lot 1 are described by the Soil Survey of England and Wales as being part of the Beccles 3 Association of Soils, which is characterised as a fine loamy soils. Capable of growing winter cereals and root crops on its best parts. The soils in Lot 2 are described by the Soil Survey of England and Ruskington Association of Soil being lighter and historically have grown potatoes and carrots supported by water from the Irrigation reservoir.
THE FARM BUILDINGS
The principal farm buildings are centrally positioned within lot 1 and provide an excellent operational base. The grain stores benefit from both three and single-phase electricity, together with a mains water supply.
There are 4 x stores in the yard, each with a capacity of 500 tonnes of grain. Each building benefits from hardwood “drive-on” ventilated drying floors with rear-mounted fan houses and grain retaining walls, where internally partitioned.
Stores 1 and 2 are fitted with manual sliding doors and pedestrian access doors, whilst stores 3 and 4 are fitted with manual roller shutter doors and pedestrian access.
The remaining farm buildings, together with the slurry tank, are excluded from the tenancy. The landlord will retain the ownership and income from the two solar arrays situated on the grain store’s rooves.
UNDER DRAINAGE SCHEME
Lot 2 has the benefit of an underdrainage scheme. The tenant will be expected to maintain the land drains and their outfalls.
TERMS OF TENANCY
The tenancy agreement will be in the standard form of the Lincolnshire Association of Agricultural Valuers in their pre-printed format for the letting of bare land. A copy of the draft Farm Business Tenancy agreements is available for inspection upon request at the letting agent’s office.
REPAIRS AND INSURANCE
The tenancy will be a full repairing and insuring agreement.

DRAINAGE RATES
It will be the successful tenant’s responsibility to pay the annual drainage rates to the Black Sluice Internal Drainage Board.
TENANTRIGHT
There can be no claim for any dilapidations or tenant right upon entry.
NITRATE VULNERABLE ZONE
The land lies within a Nitrate Vulnerable Zone.
POSSESSION
The new tenancies will commence on 11th October 2026.
HOLDOVER
The Landlord requires a holdover period of up to 15th October 2026 to harvest sugar beet on 23ha (in Thorpe & White House) as well as a holdover period of up to 15th June 2027 to store crops in the grain stores and has agreed to leave the farm buildings in a clean and tidy condition and to pay for all electricity consumed during the Holdover period..
COUNTRYSIDE STEWARDSHIP & SFI
14.78ha (36.52acres) (Elms End, Elms Corner, and Parish) are currently in the SFI23 scheme and run till 28th February 2027. NUM3 Stewardship prescriptions apply to these fields, however the actions aims will be completed by the end September 2026.
BASIC PAYMENT SCHEME ENTITLEMENTS (BPS)
There are no BPS Entitlements with the land.
QUOTAS AND CONTRACTS
There are no other quotas, nor contracts included with the letting of the land. The established Miscanthus agreement affecting part of Lot 1 & 2 continues with accordance with its contractual terms.
SPORTING RIGHTS
The sporting rights are included with the lettings.
RETENTION OF FARM WORKER
The successful Tenant of lot 1 will be required to assume responsibility for the employee under TUPE 2006 regulations.
PLANS, AREAS, SCHEDULES & BOUNDARIES
The areas and plans attached to these letting particulars have been produced in good faith. They are for
illustrative purposes only and their accuracy cannot be guaranteed. The successful tenderer shall be deemed
to have full knowledge of all boundaries and neither the landlords nor their agents will be responsible for
defining the boundaries or the ownership thereof.
VIEWING DAYS
Viewings are by appointment only and please note the Farm Buildings are locked and alarmed.
We will have a viewing afternoon on Thursday 2nd July from 4pm until 7pm
COVENANTS, WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is let subject to and with the benefit of all existing rights including rights of way, whether public or private, light, support, drainage, water and electricity supplies and all other rights and obligations, easements, quasi-easements and all wayleaves whether referred to or not in these letting particulars.
BEACON FEN HAUL ROAD
The owner has agreed an option (with an extension) for a 15m wide easement for a relief service road with the Solar Developer on a strip of land no more than 15 m wide running alongside Harbour and Forest. The Solar developers have submitted their DCO planning application and it is deemed likely to be granted consent. If the option is called in by the developer, this land will be deducted from the tenancy and any capital payments retained by the owner, but the successful tenant will be able to claim for any disturbance and crop losses arising from the scheme.
