The Property is situated in the semi-rural village of Aubourn, being approximately 8 miles south of the city of Lincoln.

The property comprises a timber stable block, outdoor arena and two separate paddocks, set within 3.06 acres.

Stables

The ‘L’ shaped stable block features two 9ft x 11ft stables and two 11ft x 11st stables, all with rubber matting. There is also a separate feed/tack room and an open fronted hay store.

Arena

The arena extends to 22m x 25m, featuring a rubber surface, flood lighting and enclosed by wood fencing and hedging.

Paddocks

The Property features two separate paddocks, the first to the east extends to 1.62 acres and the second to the west extends to 0.87 acres. Both are enclosed by mature
hedging and timber fencing.

The Yard

The property is situated within a private hard standing yard area which features a concrete muck heap area. The storage of a trailer will be at the Landlords discretion

The Tenancy

The tenancy agreement will be a Model Common Law Tenancy for Grazing by Horses and Ponies, on an initial fixed term to terminate on 31st March 2027. There will be the option to renew the tenancy if both parties are happy to do so. The tenancy is to be one person, with no permission to sublet or run any sort of business. The stables and yard are at the rear of the Landlords house and any tenants must be mindful of the close proximity of the yard to the house.

There are to be no more than 4 horses/ponies.

All potential tenants who wish to apply for the opportunity to rent the property, are to submit an application to the managing agents, to include a completed equestrian rental questionnaire attached at the end of these details. Suitable applications will be required to submit at least 3 references and meet with the letting agents for an interview. It is important to the Landlord that the property is let to the to the right person, who will continue to maintain and look after the property in lieu of excessive levels of rent.

We expect to receive a high level of interest in the property, and it is at the lettings agent’s and Landlords discretion to evaluate the suitability of applicants. It is anticipated this will be a long-term arrangement and securing the right Tenants is very important to the Landlord.

A deposit of 1-months rent is required and a schedule of condition will be taken before occupation.

Rent – payable monthly in advance.

Electricity – charged at £30 per month, in addition to the rent payment.

Water – an inline meter will be installed and will be charged to the tenant in arrears, in addition to the rent payment.

References and a credit check will be required.

Access

The property is accessed via a shared gated entrance from Harmston Road.

Right of Way

There is a public footpath running along the western boundary of the eastern field.
